Tips For Selling in a Seller's Market

So the word is out that the real estate forecast this year still favors a seller’s market. While that doesn’t mean it’s necessarily a good or bad time to buy or sell a home, as for some home ownership is always valuable no matter the market, there are some best practices you can follow when the market favors one side over the other. Today I will focus on tips for selling in a seller’s market, but stay tuned for my tips for buying in a seller’s market in the near future.

The Tips...

Avoid inflating the price of your home.

It can be tempting to list your home for more during a seller’s market because buyers tend to be willing to pay just about anything if they are able to. However, there is an advantage to keeping the price of your home competitive, thus increasing sales opportunities as more buyers will be interested in your property. If you price too high, you may have less offers and it may take much longer to sell your home.

Invest in high quality photos and videos.

With people still wanting to social distance, shopping online for homes is even more popular now than ever before. Stand above the competition by completely decluttering your home before getting photos taken and hire a professional who will capture and highlight the beauty of your home effectively.

Avoid settling on the first offer right away.

Be prepared for multiple offers during a seller’s market, they may even fight over you, especially if you fairly and competitively priced your home. Make sure to look over each bid carefully. It can be tempting to choose the highest bidder, but sometimes that’s not the best choice for you. You also need to look for their closing costs requests and see if they have any additional requests from you. Weigh out all the options and choose the best one for you.

Be ready to move.

Typically homes sell faster in a seller’s market, so be prepared and ready to move when you list your home! It’s best to be ready as soon as possible, but usually the selling/buying process and paperwork will give you some wriggle room. If you’re not ready to move ASAP, your potential buyer may lose interest!
